Sale Closed on Carroll Street Project

We closed our sale today on the Carroll Street, bringing this project to completion. It took us longer than we had anticipated (by about 1 month), but the end result was worth the extra time. We are really proud of the house and feel it really enhances what was already a great neighborhood. Carroll Street House is Sale Pending

We accepted an offer last night on the Carroll Street house. Our thanks to all that showed interest! This has been a great project house and we are really happy with the results and also with the reactions people have had to the finished product. Keep an eye out for our next project house. It does take time for us to find the right opportunity, so check back every so often.

Finally ready to show the Carroll Street house

After several delays and frustrations getting our contractors schedules in line, we are pleased to announce that we will finally be ready to show the Carroll Street house this coming Saturday, September 20th. The open house will be from 11am till 4pm. We'll be demonstrating the numerous features of the house as well as serving some light appetizers and drinks. We are still on track to show the house this weekend. Lots of details are getting wrapped up this week and the house is really starting to look finished. The front of the house has been landscaped. The driveway was poured on Monday and looks great. The fencing along the driveway is also finished up. The exterior lighting on the back of the house and on the garage was installed. Despite our best efforts to finish up our project at Carroll Street this week, we are still looking at one more week to wrap up the last details. The painters that we use were only able to come last weekend and have not been able to give us any time this week due to a schedule conflict with another job. We are hoping to have them show up this coming weekend to get our painting wrapped up. This is not for certain yet, but we are hoping to confirm their time availability tomorrow.

Getting Closer at Carroll St

We've been working extra hours to try to get back on schedule at our house on Carroll Street this week. Lots of progress has been made this past week. As of today (Saturday 6/23) we have our trim work done on all the door casing and the window casing on the inside of the house as well as the base boards throughout the house. Floor Color at Carroll St

We just wanted to give you a quick sample of the finished floor color. Yesterday they were able to get the floor sanding finished and the stain color applied to the floor. It came out even better than we had anticipated! The floor needs some time to dry before work can continue inside. Kitchen cabinet work should continue offsite while the floor is drying.

Window Casing, Flooring and Driveway at Carroll St

New Grass, Tiling, Flooring, and Stucco at Carroll St

The grass was installed over the weekend in both the front and back yards. The new sod and sprinkler system makes a huge difference in the outside appearance of the house. Things look really clean. There are lots of things happening simulaneously these days at the Carroll Street house as we push to get things completed. Although the list of things to do is still fairly long, they are mostly detail finishing work at this point.

We have working lights and also working audio at the Carroll Street house. We had the electrical work finish up the details on the lighting. We also have working audio in the kitchen. The kitchen speakers were wired in and the A-Bus audio system was connected up allowing us to plugin an MP3 player to one of the wall inputs to play music in the house while we are working. Roofing and Painting at Carroll Street

We now have a real roof and gutters on the new garage at the Carroll Street house. It really makes the garage look more finished. We are scheduled to have the framing inspected on the garage tomorrow and if it passes, we move on to siding, electrical and painting.

Things are really taking shape now at the house on Carroll Street. All of the sheetrock was completed inside the house, so you can really get a feel for the different room spaces. Inspections and Progress at Carroll St

Things are really moving along well over at the Carroll St house. We passed our major inspections yesterday which was a big milestone for the house work. All the major systems inspections (framing, rough plumbing, mechanical, and electrical) passed which allows us to move on to insulating in preparation for sheetrock work. New windows arrived today and some of them were installed on the front of the house. We are really excited by the change in look already. Replacing the front door, trim work, painting, lighting and landscaping are still to be done to complete the front, but we've attached a picture so that you can see the style of the windows.
